Master HOA is $1100 per year that everyone pays for swim/tennis.

Monthly Association Fee for Townhomes/Condos is between $230 and $310 per month depending on the unit.

One-time initiation fee of $840 is due at closing.

$332 to $348 per month, depending on the square footage of the unit.

This includes the Master Association HOA and the Condo HOA combined.

In 2010, there’s $41 included in this fee as a special assessment. In 2011, this can go away, sat the same, or hopefully not – go up.

The good news is that the Condo Fee includes: Garbage, Water, Sewer, Termite, Landscaping, Insurance, Natural Gas, Elevator Maintenance and building maintenance.

So, if you go in the middle of the range and say it’s $340/mo, remove the special assessment of $41, you are at $299/month.

If you then factor in that you won’t be separately paying for all the items listed above, those have to be worth at least $150 – $200/month, then your HOA is really more like $100-$150/month.

This is quite reasonable for the Flats.

The current HOA situation is fairly grim in Vickery.

In 2010, there was a special assessment AND a “transfer” fee imposed on all the townhomes.

For 2010, the total HOA fee on townhomes is $726.25/quarter.

Also in 2010, you pay an additional $1420 at closing as another special assessment. This is due to roof leaks that needed repaired.

For 2011, everything is TBD, so you really don’t know what will happen until then.

So for 2010, the HOA fees are really an issue at Vickery.
